Great news! If your property value is under 9,860,649.00 DOP (about $166,000 USD), you won't have to pay any property taxes. However, if your property value exceeds this amount, you'll only be taxed 1% on the value that exceeds it. Keep in mind that this amount is adjusted annually for inflation.

Based on the information provided by the government, the property tax for a property valued at USD $200,000 in the Dominican Republic would pay tax of $320 USD annually, with two semiannual installments of $160 each due in March and September. It's worth noting again that the first $166,000 is exempted.

This exclusive private peninsula is located inside protected area on the northwest coast of the Dominican Republic. It is accessed by either the Puerto Plata International Airport to the east and the Santiago International Airport to the southeast. The drive to the subject property, which is just east of the town of Punta Rucia, is approximately 90 minutes from either airport. New roads are projected to serve the area and the main road from Punta Rucia connecting route 30 to route 1 in Villa Elisa is already being paved. Based on this, the highest and best use of the property at this time can range from top luxury to eco lifestyle. This area of the Dominican Republic has unlimited development potential. The subject property contains approximately 800,000 square meters (200 acres) and what makes it unique is its peninsula shape with 4.4 miles of beachfront on the ocean side and 2 miles of water frontage on the lagoon side. This stunning property has the intimacy and feel of a private island, but with direct access to the mainland infrastructure. Because of its shape and size, the property is also conducive to a mixed-use development that could include a golf course resort, a boat marina, or theme park. Although there is a 60 meter setback requirement for buildings, this "open-space" can be used for various amenities which equates to an additional 400,000+ square meters (100 acres) of land. Luxury Master Plan - The subject property could be used as an ultra-luxury residence or a family compound of individual villas. The lifestyle could be similar to a private island, but the peninsula feature of this property would eliminate water access a private island would require. A master plan of multiple luxury villas similar to the Hamptons of Long Island, New York in the USA could also be an option. This plan could include a private golf course and other amenities like tennis courts, boat marina, and community social centers. Based on this lifestyle, land values could range between $100 and $250 per square meter. Another option would be a planned equestrian community similar to Wellington, Florida in the USA. This master plan would focus on an equestrian center and possibly polo fields. The plan could also include riding trails throughout the community, and in some cases, cross-country event stations for cross-country event training. The equestrian center would also include competition areas for dressage and stadium jumping over fences. Greater HIGHEST & BEST USE ANALYSIS Peninsula Land Parcel - Another plan could be a residential gated community with private villas strategically placed around a peninsula golf course. Because of the peninsula layout, both the villas and golf course fairways have the potential of being waterfront with either mountain or ocean views. This community could also be planned with boat marina and water sports centers. Green Space Master Plan - There is an increasing demand for small villas with a private garden, swimming pool, and parking area -- as a condo-alternative. According to the World Health Organization, by 2050 the world’s current urban population will nearly double, with seven out of every 10 people living in an urban area. As urban living becomes more popular, the desire for greater access to green space has grown. In particular, the popularity of nature trails has increased -- so much so -- that a 2008 study by the USA National Association of Home Builders found that nature trails were the #1 most desired amenity that home buyers sought in a new community. So what does this mean for the Caribbean Lifestyle? It is for sure that the high-density resort atmosphere will always be popular for short-term vacation rentals. However, what about the seasonal or long-term retirement renter or buyer? Will they continue to settle for high-density condominiums or will they seek out the condo-alternative, which is a community designed with small villas and large green areas with multiple common and amenity areas -- ideally with direct beach access? As stated in Florida Living Nocatee Blog: Green Space - A Hallmark of Master-Planned Communities: "Access to trails and open space are hallmarks of master-planned communities, which have set new standards for incorporating environmental preservation into their development plans. Whereas in the past cities and towns developed in a haphazard fashion -- gobbling up precious open space one piece at a time -- master-planned communities are able to integrate nature into the community instead of encroaching upon it little by little." Comparable For comparison, prime beachfront land in the Cabarete-Sosua area can range in price between $150 and $200 /m2. Prime beachfront land in Las Terrenas can range in price between $400 and $500 /m2. Putting this into perspective, a 1/2 acre lot (about 2,000 m2) can cost up to $1 Million dollars... just for land that puts many buyers out of the market for a private villa.
